The glossary of terminology used in the process of development of Andrejosta and Eksporta osta is being developed by SIA Jaunrīgas attīstības uzņēmums in cooperation with city planning experts.

B

 

 

 

Building envelope

LV: Būvtelpa

RU: Пpocтpaнcтвo пocтpoйки

 

The envelope describes a virtual volume in which actual buildings can emerge. Usually the envelope is accompanied by other rules that define location, size and shape of a building.

 

Built area

LV: Apbūves laukums

RU: Площадь застройки

Covered area, or built portion of building footprint. 

For the plot chart, we take into account the built area at ground level. As a formula: Built Area = (Building Footprint) (Built Ratio)

 

Built ratio

LV: Apbūves koeficients

RU: Коэффициент застройки

 

Percentage that defines the amount of built area from the

envelope.

Construction limit line

LV: Apbūves līnija

RU: Линия застройки

 

A divide regulating the distance to be observed between one construction and other buildings, structures, the limits of the land lot or other types of limits.

If the construction limit line and the set-back line together make up an uninterrupted circuit then within the scope of this project it is called the building footprint (or the footprint of the developable area).

 

Cultural heritage protection zone

LV: Kultūras pieminekļa aizsardzības zona

RU: Защитная зона памятника культуры

    

Protective zones, also known as protection strips, are created around cultural heritage sites ("cultural monuments") to ensure their protection and conservation, and to reduce various kinds of negative impact upon immovables having the status of cultural heritage sites. [4]

Design code

LV: Dizaina kods

RU: Код дизайна (ycлoвия для пpoeктиpoвaния)

 

A set of conditions and requirements by the developer of the Riga City Port project regarding the architecture and improvements of buildings, facilities and objects of the public outdoor space in order to ensure aesthetically and functionally acceptable and sustainable urban environment. It considers, among other things, principles, characteristic features and guidelines of the construction; typology of the building volumes; resource saving; utilisation of building material and technology.

 

Detailed plan

LV: Detālplānojums

RU: Детальный план

Defines, based on the vision and goals set out in the Masterplan concept, the layout of the different quarters. The layout of the different plots with the rules how to build on them; the detailed road layout and parking provision are part of the detailed plan. In addition to that, the location and nature of open spaces, the detailed routing of supply infrastructure as well as possibly a definition of preferred building materials form part of the detailed Masterplan.

Not all of the features mentioned in this definition are required under the Latvian legislation pertaining to land use planning, but they are permitted. Within the Riga Port City development, it is foreseen to distribute them between the detailed plan and the design code.

Floor area

The total floor area of a building, measured on the basis of the outer perimeter of the building. [8]

 

Floor area ratio (FAR)

LV: Apbūves intensitāte

RU: Интенсивность застройки

A percentage value indicating the ratio of a building's floor area to the area of the land lot. Within the Riga Port City project, it is expressed as the ratio of the total floor area to the relevant land area.

Planning and design permission

LV: Plānošanas un arhitektūras uzdevums (PAU)

RU: Aрхитектурнo планировoчное задание (АПЗ)

 

 

The document issued by the Building Board that defines location on the site, size, shape and appearance of a particular building as well as provision for design of technical infrastructure. Access points, parking and open space provisions are also fixed in the planning permission.

 

Protective zone

LV: Aizsargjosla

RU: Защитнaя полоca

A certain area that serves for protection of various objects (both natural and man-made) against adverse external factors, for enabling the utilisation and safeguarding of these objects and for protection of humans and the environment against the harmful influences of certain objects [4].

 

Plot area

LV: Zemes gabala (zemes vienības) platība

RU: Площадь земельного участка (земельной единицы)

 

Size of land or parcel.

 

 

R

 

 

 

Red line

LV: Sarkanā līnija

RU: Красная линия

    

 

A line within the layout of a development which is the divide between the area that is necessary for creating roads, streets and drives (as well as utility corridors) and where the rights of the real property owner are limited in accordance with applicable laws, and the developable area used for construction or some other purpose. [4]

The term usually denotes an existing or planned edge of a road. [4]

Set-back line

LV: Būvlaide

RU: Линия застройки

 

 

A divide that marks the distance between the "red line" and the construction. [4]

 

 

T

 

 

 

Towpath

LV: Tauvas josla

RU: Бечевник

 

A breadth of land along a shoreline intended to be used for fishing- or shipping-related activity. [5]

Towpaths in the adjacency of artificial hydrotechnic structures and other types of structures that are built on the water, or artificial towpaths, and their widths are to be mapped in the blueprints of the relevant structures. Pedestrians, inspectors of fishery and aquatic resources, border guards, environmental protection agencies and fire safety administrators should be entitled to use towpaths free of charge.
